What you are taking

One building on a gated plot, divided into three villas in a row, each with its own front door, kitchen and parking. Six bedrooms in total. Taken together, nothing on the property is shared with anyone outside the party.

Groups who need the whole place

Yoga retreats

The deck is 4 by 5 metres and takes six mats with room between them. West facing, so the sun sets in front of you every day of the year.

Surf weeks

Peniche and Baleal are 40 minutes, the Salir do Porto dunes 8, and Praia do Salgado is at the foot of the cliff.

Swell season

Praia do Norte is 9 km north. The tow season runs roughly October to March, when a call can go out at a day's notice and the town fills.

Writing weeks

Winter here is quiet and the weather is loud. Three kitchens, fibre in the gardens, and nothing to do after dark.

Small offsites

Lisbon airport 1 h 15. Three separate villas mean the leadership can sit apart from the team without anyone booking a hotel.

Family gatherings

Milestone birthdays, vow renewals, three generations. Three front doors under one roof, close enough to gather without effort and separate enough that nobody shares a bathroom.

Small weddings

The deck faces due west, so an evening ceremony ends with the sun going into the Atlantic. Six bedrooms take the closest family. The deck sets the scale, so this suits an intimate ceremony rather than a large reception.

Como funciona / How it works

We hand over the keys and step back

We let the three villas and hand over the keys. We do not sell retreat packages, we do not supply teachers, and we do not take your guests' money for anything that is not accommodation. If you are running a retreat, you bring your teacher, set your own price and keep your own margin. If you want a chef, we will happily introduce Supper Stars and then get out of the way.

That is deliberate, and it is better for you. You control the programme and the pricing, and nothing about your booking depends on us being in the middle of it.

Permissions work the same way. Amplified music outdoors is a temporary noisy activity under the Regulamento Geral do Ruído, and near dwellings it is prohibited on Saturdays, Sundays and public holidays, and on weekdays between eight at night and eight in the morning, unless the Câmara Municipal de Alcobaça has granted a licença especial de ruído. The licence is applied for by whoever is responsible for the event, which means whoever holds the booking rather than the property. The minimum notice is fifteen working days. A Saturday wedding that wants music after eight should be filing well ahead of that, not counting back from it.

Practical things worth asking before you commit: how many people you are bringing, what you need the deck for, whether you want the property in the quiet season or the busy one, and what happens on the day it rains. Ask us and we will answer plainly, including when the answer is that we are not the right place.
